If you’re applying for the Micromart Lease Program, selecting the right location is key to ensuring your market’s success. Below is a detailed checklist to help you evaluate whether a potential site meets the recommended criteria before submitting your application.

Population & Foot Traffic

  • Minimum 150+ daily foot traffic within the space

  • Space is used daily or regularly (not only on weekends or evenings)

  • Mix of employees, residents, or guests who remain onsite for 4+ hours per day

Type of Property

Ideal property types include:

  • Apartment complexes with 100+ units (ideally 150+)

  • Office buildings with 150+ employees onsite

  • Manufacturing, warehouse, or distribution facilities

  • Student housing, hotels, gyms, or co-working spaces with high dwell time

  • No existing competitive micromarket in the same area

Location Access & Security

  • Safe, well-lit, and secure area

  • Indoor placement preferred (lobby, breakroom, or shared common area)

  • High visibility and easy accessibility

Utilities & Infrastructure

  • Power outlets available near the installation area

  • Reliable internet access (Wi-Fi or Ethernet) — optional but preferred

  • Climate-controlled indoor space (not exposed to outdoor temperatures)

Management & Agreement Readiness

  • Property owner or manager is open to vending or micromarket options

  • No exclusive vending contracts in place (or nearing expiration)

Additional Considerations

  • People on-site leave the property to buy snacks or meals

  • Limited or no on-site food options (no cafeteria, limited vending, etc.)

  • Space fits the Micromart footprint

  • Potential for future expansion, such as adding a fridge, freezer, or additional shelving

Lease Application Considerations

When filling out your Lease Program Application, be prepared to provide:

  • Number of units and property type

  • Daily headcount and foot traffic estimates

  • Hours of operation

  • Revenue share details (fixed amount or percentage)

  • Products you plan to stock and where you plan to source them
